Help Make a Difference in the Lives of People Struggling to Afford Housing.

All of us know friends and co-workers, and even family members, who struggle with the high cost of living in Silicon Valley. The median income in our area is so high that those who earn less than this have a very hard time finding housing they can afford. Consider these salaries that are earned by some very valuable members of our community:

• Office Clerical Worker $14,040

• Barber $19,156

• Preschool Teacher $25,517

• Library Assistant I $36,432

• Pharmacy Technician $37,638

• Postal Service Mail Carrier $40,779

• Account Clerk II $41,376

FCH apartments are affordable to a range of households, from a single person earning approximately $15,800 a year to a 7-person family earning approximately $70,000 a year. We not only build sustainable affordable housing, we provide on-site services that met the needs of our low-income residents (please see sidebar).

As the housing crisis in Silicon Valley continues to escalate, FCH is similarly increasing our building development to meet local need. Our research has determined that it is most cost effective to build a project with no fewer than 60 units. At our present development rate, FCH could potentially add an additional 300 units of affordable housing stock to the market annually.

First Community Housing’s income is derived from developer fees, property income and grants.  We don’t receive operating income from our “host” jurisdictions.  We apply for grants to pay for the initial costs of new endeavors (such as green materials research), for expanding our scope (i.e., mainstreaming special needs populations), and for general operating expenses.

 

Providing high-quality affordable housing and resident services that meet the needs of our tenants is our core mission.

According to the Bay Area Local Initiatives Support Corporation (LISC), an additional 90,000 units of affordable housing will be needed over the next 20 years in Santa Clara County.   FCH has added over 100 units of affordable housing annually to the Bay Area’s inventory in the past five years.  Our goal is to build or rehabilitate 300 units annually.
